How I work with clients.
I'm Daniel DeBoe, Loan Coordinator at Cohen Mortgage. My job is to keep every loan moving smoothly from application to close—gathering documents, communicating with lenders, and making sure nothing slips through the cracks.
While our Loan Officers handle the strategy and guidance, I handle the logistics. I'm the one tracking down that final pay stub, coordinating with the underwriter, and confirming the closing date works for everyone. If you're a Cohen Mortgage client, there's a good chance we'll be in regular contact.
My goal is simple: your closing happens on time, with no surprises. Quiet competence, prompt responses, and a file that's always ready when the next step comes due.

Direct relationships with our wholesale lender partners means I can resolve underwriter questions quickly, keeping your timeline on track.

Closing dates aren't suggestions. I work backward from your scheduled close to make sure every condition is cleared in time.
